But here in North Vancouver, our “disasters” are unique. We aren’t just dealing with outdated design choices; we are dealing with steep slopes, rainforest weather, and a mix of heritage bylaws that can stop a project in its tracks.

1. The Buried Oil Tank ("Black Gold")

If your home was built between the 1920s and the 1960s, there is a strong chance it was originally heated by oil. When natural gas arrived, many homeowners simply cut the filler pipe and left the tank buried in the yard, forgetting all about it.
The Reality Check: You start digging for a new laneway house or an addition, and clang the excavator hits metal.
Why It Matters: In North Vancouver and West Vancouver, you strictly cannot build over a buried oil tank. Worse, if it has leaked oil into the soil, the environmental cleanup can cost anywhere from $15,000 to over $50,000.

2. Asbestos ("The Spicy Dust")

Many homeowners assume asbestos is only a problem in “ancient” buildings. The truth is much closer to home. In BC, any house built before 1990 is considered “at risk.”
The Reality Check: We open up a wall to expand your kitchen, and we find it in the drywall compound, the vinyl floor tiles, or that textured “popcorn” ceiling you wanted to scrape off.
Why It Matters: WorkSafeBC has strict rules for a reason. If we disturb asbestos without protection, we can be shut down instantly. More importantly, it is a severe health risk to your family.
The Solution: We don’t guess. We perform a Hazmat Survey before demolition starts. If we find it, we bring in our certified abatement team to remove it safely before the renovation begins. It adds a bit to the timeline, but it ensures your home is safe to breathe in.

3. Knob & Tube Wiring ("The Forbidden Spaghetti")

We love the heritage homes in Lynn Valley and Lower Lonsdale. But their electrical systems were built for lightbulbs, not Teslas, heat pumps, and induction stoves.
The Reality Check: Behind the walls of that charming 1940s character home, we often find Knob and Tube wiring (cloth-covered wires on ceramic knobs).
Why It Matters:

  1. Fire Hazard: It lacks a ground wire, making it unsafe for modern electronics.
  2. Insurance: Most insurance companies in BC will cancel your policy if they discover active knob and tube wiring.

The Solution: During a major renovation (like a “down to the studs” gut), this is the perfect time to upgrade. We replace the old system and rewire the house to modern code (often upgrading to 200-amp service), which instantly increases your home’s value and insurability.

4. Perimeter Drain Failure ("The Rain Trap")

North Vancouver sits on the side of a mountain, and it rains 180+ days a year. All that water flows downhill right into your foundation.
The Reality Check: We dig down to build a basement suite entrance or an addition, and we find the old clay weeping tiles are crushed, collapsed, or clogged with tree roots.
Why It Matters: If your perimeter drains aren’t working, your shiny new basement renovation will flood. It’s not a matter of if, but when.
The Solution: When we do exterior renovations, we inspect the perimeter drainage system. Replacing it with modern PVC piping is dirty work, but it is the only way to guarantee your basement stays dry for the next 50 years.

5. Permit Confusion (City vs. District)

This isn’t a physical surprise; it’s a paperwork one. Homeowners often assume the rules are the same everywhere. “My friend in Lynn Valley built a coach house, so I can too!”
The Reality Check: The City of North Vancouver (CNV) and the District of North Vancouver (DNV) are two different entities with very different bylaws.

  1. CNV is denser and has different rules for “Floor Space Ratio” (how big you can build).
  2. DNV is stricter on things like tree protection and creek setbacks.
