5 Planning Mistakes That Will Derail Your North Vancouver Renovations

Renovating a home in North Vancouver comes with unique challenges that don’t exist in other parts of the Lower Mainland. Between the steep driveways, the heavy rainfall, and the strict municipal rules, “standard” renovation practices often fail here. We have seen too many homeowners lose time and money by making strategic errors before the first nail is even driven.

Here are the 5 planning mistakes you need to avoid to keep your project on track.

1. Playing “Rain Roulette” with the Schedule

In North Vancouver, we don’t have a 12-month construction season for exterior work. We have a “Wet Season” and a “Dry Season.” 

The Mistake: Scheduling excavation, concrete pouring, or roofing to start in November or December.

Why It Fails: While we can build in the rain, it costs more. We have to set up expensive tarping systems, heat the concrete so it cures, and deal with mud management. This drains your budget on “site protection” rather than your actual house. 

The Fix: Plan your interior work (kitchens, basements) for the winter. Save the additions, roofing, and exterior drainage work for the April to October window.

2. Choosing “Fair Weather” Materials

We all love the look of natural cedar siding and softwood decking, but in neighborhoods like Deep Cove or Lynn Valley, the tree canopy creates a permanent damp zone.

The Mistake: Selecting materials that look good in a magazine but rot quickly in the rainforest.

Why It Fails: Natural wood siding near the ground or in heavy shade will turn black with mold and rot within a few years unless you stain it constantly.

The Fix: Choose materials built for our climate. We recommend:

• Siding: Fiber cement (Hardie board) or high-grade metal siding that resists moisture.
• Decking: Composite decking or treated lumber that can handle being wet for 6 months a year.

3. Ignoring the “CleanBC” Rebates

This is essentially throwing free money away.

The Mistake: Buying a new furnace, heat pump, or windows before hiring an Energy Advisor.

Why It Fails: British Columbia offers massive rebates (up to $10,000+) for energy-efficient upgrades through the CleanBC program. However, strict rules apply: you usually need a pre-renovation energy audit to qualify. If you install the windows first, you get $0.
